Dubai’s iconic Burj Khalifa, the tallest building in the world, is celebrating its 15th anniversary today.

Since its completion in 2010, the tower has symbolised Dubai’s grandeur, becoming an architectural and technological marvel that continues to awe millions.

To commemorate this milestone, the iconic structure is showcasing spectacular light and laser shows, running three times daily at 8:30PM, 9:15PM, and 10:15PM until March 31, 2025.

These dynamic displays are part of the ongoing celebration that highlights the tower’s enduring legacy as a global symbol of innovation.

Burj Khalifa’s lighting upgrade

As part of the anniversary festivities, Burj Khalifa has undergone a major lighting upgrade. In November, Emaar Properties revealed a revolutionary RGBW lighting system, transforming the façade of the tower into a canvas of vibrant, changing colours. This new lighting system was first unveiled during the UAE’s Eid Al Etihad celebrations in December 2024 and is designed to create an even more immersive and dynamic visual experience.

The lighting overhaul has been a project of precision and innovation, with six months of testing to ensure the seamless integration of new, addressable fixtures. These lights can create a variety of effects – from festive displays to more subtle illuminations – complementing the tower’s media screen.

Ahmad Al Matrooshi, Executive Director at Emaar Properties, expressed the importance of this upgrade, stating, “Burj Khalifa has always stood as a beacon of what is possible when vision meets innovation. This lighting overhaul is a testament to our continuous pursuit of excellence, marking a new chapter in its legacy.”

Burj Khalifa’s property appeal

The 15th anniversary also coincides with a significant surge in demand for residential properties in Dubai, and Burj Khalifa is no exception. In 2024, the tower recorded home sales totalling Dh467.1 million, maintaining its appeal despite the reduced number of available units. The Burj Khalifa has accounted for 0.5 per cent of Dubai’s residential sales since 2010, underscoring its place as a premier investment destination.

The tower’s luxurious residences, particularly the branded units, continue to attract high-net-worth individuals. In 2024, a five-bedroom branded residence in the Burj Khalifa sold for Dh44 million, setting a new high for the tower.

Rentals in the Burj Khalifa are also reaching their highest levels in nearly a decade, with one-bedroom units now renting for Dh150,000 to Dh180,000 annually. The building has consistently maintained an occupancy rate of 85-90 per cent, and offers rental yields of 5 to 6 per cent, making it a prime choice for buy-to-let investors.
